The Business Dictionary defines flipping houses as a: "Quick profit strategy in which an investor purchases real estate
at a discount price and improves the property in order to sell it at a higher price." Great! After all it's the American Way
The problem with this scenario I see time and again however is with the "improvement" part of the equation. It's all too
common for the flipper to go in and replace the kitchen cabinets with new, although usually very inexpensive ones, and
then top them off with granite counter top. Add a few new, but again bargain priced, appliances and everything looks
marvelous! Not a bad strategy but one that carries on through the rest of the project as well. Paint, perhaps tile, but
surely new carpet, and the place looks fabulous darling!
The underlying problem is the fact that rarely is the faulty electrical system repaired. Or the bad A/C. Or dying furnace. Or
the windows that won't open or won't stay open but fall shut. Or the lack of weather stripping on doors and windows to
keep the occupants warm or cool and prevent huge losses of energy that raises their utility bills. Or the broken or
dislodged roofing tile. Or....well, you get the idea. If a place LOOKS good that's good enough to get it on the market, for
most flippers. They rearely concern themselves with occupants safety, health or comfort let alone the long term cost of
owning the home.
And that's where I come in! I dig into the bones of the home to help you get the kind of peace of mind you work hard for
and deserve. I will look beyond the paint and tile, into the electrical, plumbing, heating and air conditioning systems for
